Buying Your First Home In Springfield Missouri?

First Time Home Buyers

Thinking of buying a Springfield Missouri home?  When I first moved to Missouri, interest rates exceeded fifteen percent.  But I needed a home and was not willing to rent.  So, I set out to find the best home for the least amount of money.  As buyers in todays market, here are a few things to consider.

How long you plan to live in the home?
If you are a first time home buyer, there are still available funds, with great interest rates.  Some loans for first time home buyers still allow 100% financing.  Some loans have a prepayment penalty if you sell your home within a certain period of time.  Be sure to question the lender when applying for a loan.

How long do you plan to keep the home?
If you are planning to expand your family, keep in mind the size of home you are buying.  Or if you have a large family now, where will all of them be in five years?  Many homeowners find themselves with a home too large to maintain after a few year.

Your financial health - your credit and home affordability.
Is now the right time financially for you to buy a home? Buying a home that you know you may not be able to maintain in a few years is not be the smart thing to do.  Depending on a spouse or room mate to help make the payments may cost you in the long run.  The bank looks financial ability of all buyers involved in a transaction.  Stay within the purchase power of one.  Your financial future will be much stronger and less stressful if your income changes.

What will your closing costs be?.
Purchasing a home usually involves a lender.  Today, most loans are requiring at least three to five percent down.  Closing costs usually amount to three percent of the amount borrowed.  A lender will be able to figure your downpayment and closing costs.  Be sure to have them give you an estimate of closing costs, so you are not surprised the day before closing. 

The ongoing costs of home ownership.
Homes, like everthing else man made require maintenance.  Remember to budget for unforseen repairs.  Home warranties can be provided by the seller or made available to buyers at closing.  Today, warranties cover a number of maintenance items.  It's a good idea to protect your biggest investment.

Did You Expect a Call Back? My Job is Selling Springfield Mo Homes

Mr and Mrs Seller, did you expect me to call you back every time someone shows your home?  Of Course You Do!  I am amazed at the number of agents that do not follow up when another agent shows their Springfield Mo home. Seller Feed Back Program

Today's challenge when listing a home hasn't changed.  Price is everything.  But sellers need to know what other agents and their clients think of their home.  Following up on showings gives sellers additional information on how their home compares in the market. Plus it helps, if sellers are considering a price drop.

I started using a follow up program a year ago.  Before we started using Supra, we educated sellers to call us and give us the showing agent's name (when they remembered it or the agent left a card). 

 Prior to showings, I encourage the sellers to leave and make sure the agent opens the lockbox.  Then we use our feedback system.  No more phone calls to the showing agent, no more inquiries on the sellers side to see if we are doing our job. 

The system is not flawless.  Only the sellers that do not have internet have to be called.  And the system gives the sellers information direct from the showing agent, instead of second hand from me.  In addition, I use it every time I check out the home myself or deliver brochures to the home.  The information is there for the seller to respond to as well.

Recycling Centers In Springfield Missouri

Recycling Centers For Computers

Recently, we did a major house cleaning in our office.   Old computers sitting around needed to be disposed of.  I never thought finding an organization that wants the disgarded ones would be difficult to find.  In addition, when cleaning out bank owned properties, we sometimes have to dispose of old appliances.  Most recycling centers charge a fee for recycling.  In Springfield, I've only found a small group that will allow free disposal.

 

You can dispose of still-functioning appliances and fixtures by donating them to a favorite charity rather than sending them to a landfill.  Visit www.Freecycle.org to find out how you can donate them to individuals who can use them. 

 

Appliances and fixtures that no longer work also can be recycled. Call your municipal solid waste agency, contact the Steel Recycling Institute at www.recycle-steel.org, or visit www.earth911.org for local options.  Here are additional links to recycling centers in Springfield.

Ozark Mo Real Estate - July 2008

Welcome to Ozark, Missouri.  Well known for it's "antiques shops", Ozark is located on Highway 65 between Springfield and Branson.  In 2000 the population was 9665.  Ozark offers AAA-rated schools, low crime rate and still has that "small town feeling".  Having lived in Ozark for the past 30 years, I've seen the growth of the city quickly increase, new subdivisons have sprung up and several new schools have opened to handle the increasing population.  Along the Highway 65 corridor, new shopping centers  have made shopping in Ozark easier than traveling to nearby Springfield Missouri.

 The county seat is located in downstown Ozark on  the recently refurbished square.  Old buildings, with some dating back to the 1800's, are still being used for small businesses.  Others have remodeled the upper floors for "loft living".  The sidewalks have been restored back to wonderful antique brick.

I love Ozark and the nostalgic old commercial buildings and beautiful 2 story homes that surround the square.

Springfield Missouri Real Estate - July 2008

 Springfield Missouri Real Estate, Ozark, Nixa, Rogersville, Republic, Willard and surrounding areas.

 The Springfield Missouri Real Estate market is re-adjusting with the month of June closing 619 homes, dropping 110 from 2007.  Interest rates remain low, with homes priced to sell at or below market moving first.  Bank foreclosures in Springfield aren't the only great buys.  Informed sellers realize they must update their homes, along with staging and have reduced their prices to reflect the market.  If you are a seller in the Springfield market, remember that one out ten homes are selling every month.  We have a 10 month supply right now, discarding the fact that new listings will come on the market and others will be withdrawn or expire.

2367 Springfield Missouri Real Estate agents continue to work in Springfield and surrounding areas, down from 2496 in 2007.

 The majority of Springfield Mo homes are still being financed with conventional financing, followed up by VA and FHA.  Approximately 10% paid cash.  Buyers, if you plan to purchase a home in 2008, now's a great time to buy. In the Springfield Mo housing market, prices have dropped and are allowing more buyers to purchase homes they would not have been able to finance in 2007.
